Harvest Town Center Is Growing
Tom Thumb isn’t alone at Harvest Town Center anymore.
Already open:
- McDonald’s
- Chick-fil-A
- Chase Bank
- Chuy’s Tex-Mex: southern Denton County’s first Chuy’s. Read our full breakdown here.
Phase 1 is complete. Additional restaurants and another bank are planned for Phase 2, with the full center projected at 138,000 square feet. As of early 2026, there were 16+ spaces available for retail, medical office, and restaurant use. See our Harvest Town Center guide for the latest.
Harvest House: A New Kind of Neighbor
Hillwood broke ground on Harvest House, a 349-unit multifamily community at 200 Harvest Way, at the northeast corner of I-35W and FM 407, across the interstate from Tom Thumb. It has 259 apartments and 90 townhomes with private yards, and Hillwood describes it as within walking distance of Harvest Town Center. It’s now leasing, with full completion expected in late 2026.
Harvest House is the first luxury multifamily community within Argyle ISD, which Hillwood describes as ranked in the top 1% of Texas districts. It adds more households to the immediate trade area.
Why Argyle? Why Now?
Hillwood’s two master-planned communities nearby, Harvest in Argyle (4,000+ homes planned) and Pecan Square in Northlake (about 3,100 homes planned), represent over 7,000 homes at full build-out that needed convenient grocery access.
An Albertsons spokesperson said the profusion of new homes was a factor in Tom Thumb’s choice.
The grocery race in southern Denton County:
- Denton: Argyle courted an H-E-B along Robson Ranch Road, but H-E-B chose Landmark in Denton. Denton’s first H-E-B has an opening window of December 2026 to February 2027. Read about it here.
- Flower Mound: H-E-B closed on 22.8 acres at Furst Ranch in June 2025, and a Costco has been proposed, with approvals pending and a May 2028 target.
- Argyle: A grocer is planned at the Heritage tract on Robson Ranch Road, but the tenant hasn’t been announced.
See The Grocery Store Wars of Southern Denton County.
Growth along I-35W:
- Hillwood’s Landmark (north of Harvest) will have about 6,000 homes and 3,000+ multifamily units in Denton.
- The Heritage tract across from Landmark has a planned grocer, retail, and a Baylor Scott & White wellness campus. See our Heritage guide.
- A separate proposal on the Heath Tract is still working through a contested rezoning. See our Argyle commercial guide.
The Alliance Connection
Harvest and Pecan Square are part of Hillwood’s AllianceTexas vision. At the groundbreaking, Hillwood’s Guy Grivas said the store would anchor Harvest Town Center and give residents of Hillwood’s communities convenient access to a full-service grocer.
What This Means for You
If you live in Harvest or Pecan Square: No more driving to Denton, Flower Mound, or Trophy Club just for groceries. For prescriptions, Pecan Plaza now has a CVS at 8000 Gibbs Road as well.
If you’re considering moving to the area: With a full-service grocery store, Chuy’s, and Harvest House now open or leasing, access to everyday amenities, one of the biggest concerns for newer communities, is largely answered.
If you’re watching the Alliance corridor: Tom Thumb’s roughly $12.6 million investment, Harvest House, and the retail spaces still being leased are signs of growth. We can’t promise what any of it does to home values.
What to Watch For Next
With Tom Thumb and Chuy’s both open, attention turns to what fills Phase 2 at Harvest Town Center. Follow Alliance Network for updates.
