When will the H-E-B at Landmark in Denton open?

H-E-B says Denton's first store, at 7520 Robson Ranch Road inside Landmark by Hillwood, has an opening window between December 2026 and February 2027, and the company is now hiring. Hillwood's community FAQ lists early 2027. Denton County and the City of Denton also began widening Robson Ranch Road from four to five lanes between Sagehawk Drive and I-35W on August 10, 2026, with work continuing into early 2027. TxDOT's 2027 funding program lists a full I-35W interchange at Robson Ranch Road/Crawford Road.

Landmark is a 3,200-acre master-planned community at I-35W and Robson Ranch Road in southwest Denton, and H-E-B is its first major retail anchor. This post pulls together what's confirmed about the store, the road work around it, and what it means if you're buying at Landmark or comparing it with Pecan Square, Treeline, or Harvest.

What We Know About the Store

H-E-B announced in March 2025 that its first Denton store would be built at Landmark on more than 20 acres at the northwest corner of I-35W and Robson Ranch Road (H-E-B Newsroom). H-E-B's public affairs director said at the time that this location was happening instead of a site on the southwest corner, where Argyle's Heritage tract had been considered (Denton Record-Chronicle).

State filings describe a store of about 133,975 square feet with an estimated construction cost of roughly $60.5 million, plus a fuel station and car wash estimated at $1.4 million (Community Impact). Earlier reporting on the filings put the fuel station at eight pumps.

Three sources, one window

You'll see three different timelines for this store:

  • H-E-B: an opening window between December and February.
  • Cross Timbers Gazette (September 1): H-E-B hopes to open in late 2026.
  • Hillwood's Landmark FAQ: early 2027.

They agree more than they disagree. The practical answer is winter 2026–2027. Don't plan a move, a closing date, or a grand-opening visit around a specific day until H-E-B announces one.

The Robson Ranch Road Widening

Denton County and the City of Denton are upgrading Robson Ranch Road ahead of the store's opening. The City of Denton's project page lists a notice to proceed of August 10, 2026, and a timeline of the third quarter of 2026 through the first quarter of 2027.

  • Robson Ranch Road, Sagehawk Drive to I-35W: widened from four to five lanes, with new left-turn lanes and dedicated right-turn lanes for entrances on both sides.
  • Gibbs Road/Ed Robson Boulevard: the intersection widens from four to five lanes, with new left-turn lanes and a deceleration lane at the Robson Ranch entrance.
  • Cleveland-Gibbs Road: northbound Cleveland-Gibbs Road at Robson Ranch Road gets a dedicated left-turn lane, with the remaining lanes reconfigured for through and right-turn movements.
  • Who's doing it: Denton County funded the design, and the City of Denton is managing construction.

Driving tips from the Gazette: the right lane in both directions will close periodically. Eastbound drivers heading toward Highway 377 can use Cleveland-Gibbs Road or Harvest Way south to Old Justin Road or FM 407. Northbound drivers can take Yarbrough Way to FM 2449 (Gazette).

The I-35W Piece

TxDOT's 2027 Unified Transportation Program lists a full interchange at Crawford/Robson Ranch Road as part of $555,410,992 in I-35W funding in Denton County. The earliest and largest segment, south of FM 407 to north of Robson Ranch Road/Crawford Road, is scheduled for fiscal years 2027–2030. Read the full breakdown in our I-35W funding and Argyle pause post.

What This Means for Landmark Buyers

Groceries are close to arriving. H-E-B is Landmark's first major retail anchor. Hillwood plans about 5 million square feet of commercial space across roughly 900 acres at Landmark, so the H-E-B is the first piece, not the last.

Expect construction through early 2027. Lane closures and detours on Robson Ranch Road are part of the deal for the next several months. If you're touring Landmark, build in extra time.

Know where Landmark stands. Phase 1 is selling across nine builders, models are open, and the first homeowners closed in June 2026. HOA dues are $1,600 per year, paid in two installments, and Hillwood lists the total tax rate at 2.704158%. Our Landmark buyer FAQ has the details.

Across the road, Argyle is planning its own grocer. The Heritage tract on the southwest corner is planned to include a Baylor Scott & White campus and a 100,000 to 150,000 square foot grocery anchor that hasn't been announced, and it won't be H-E-B. See our Argyle commercial development post.

We can't promise what it does to values. A grocer and wider roads make a community more convenient, and convenience matters to buyers. Anyone promising a specific appreciation number is guessing.
