1. $555.4 million is headed to I-35W

The Texas Transportation Commission adopted its 2027 Unified Transportation Program on August 26. TxDOT's I-35W funding map for the program totals $555,410,992, or about $555.4 million, according to the Cross Timbers Gazette.

  • Where: The money covers frontage roads and interchanges from FM 1171 to Allred Road/John Paine Road, just south of Denton. The Gazette lists full interchanges at FM 1171, Denton Creek Drive, FM 407, Old Justin Road, Robson Ranch Road/Crawford Road, and John Paine Road/Allred Road. TxDOT's funding table also includes a line at FM 2449.
  • When: The earliest and largest line item, I-35W from south of FM 407 to north of Robson Ranch Road/Crawford Road, is scheduled for TxDOT fiscal years 2027–2030. That stretch takes in the FM 407, Old Justin Road, and Robson Ranch Road/Crawford Road interchanges on the Gazette's list.   • Pace: The Gazette reports work could begin as early as summer 2027 and will be phased over about a decade. Utility relocations will help set each section's schedule, and Denton County is contributing $20 million to speed them up.
  • Background: The funding followed more than a year of negotiations among TxDOT, the Regional Transportation Council, and Denton County, which has passed 1 million residents.

2. A small change at FM 407 and I-35W

Denton County restriped FM 407 at I-35W. Drivers heading west from Argyle into Northlake can now go straight or turn right from the right lane. The goal is to get more drivers using the new lane under the I-35W bridge that the county recently completed. Northlake's mayor called it incremental relief until the larger FM 407 Breakout project begins (Gazette).

The Breakout would widen FM 407 to six lanes from Gibbs Road in Northlake to Gateway Drive in Argyle. The Gazette reports it is expected to let in March 2027, but a construction start date has not been set. This project's schedule has slipped before, so treat 2027 as a target, not a promise.

3. Argyle approves a 90-day development pause

Argyle's Town Council voted Monday, September 21, to approve a moratorium on new development along FM 407 between I-35W and Highway 377. The next day, the town stopped accepting new development applications in that area, including plats, construction plans, and building permits (Gazette).

  • It runs 90 days, and the town plans to request extensions until the FM 407 Breakout is complete.
  • It mostly affects commercial projects, though some residential developments can be affected. Homeowners can still make renovations like pools, remodels, and fencing.
  • Projects already in the approval process continue, including the Heath Tract rezoning, the new Argyle ISD middle and intermediate schools, Argyle Sports Academy, Tribes Church, and Valley Creek Church. One 198-home development can finish its infrastructure but must wait until the pause ends to get home permits.

Argyle is also asking TxDOT to scale back most of its FM 407 widening through town from six lanes to four. Town Manager Mike Sims says six lanes makes sense west of Gateway Drive but not farther east. When the idea first surfaced in June, Sims described a moratorium as "a major undertaking and a major decision" (Denton Record-Chronicle). Argyle imposed a similar moratorium in roughly the same area in 2020.


What This Means for Pecan Square, Treeline, and Landmark Buyers

Relief is coming, in phases. The stretch of I-35W around FM 407, Old Justin Road, and Robson Ranch Road is scheduled first, and the rest follows through 2036. A decade-long build means construction before the finished corridor. Plan for both.

Argyle's pause is Argyle's. The moratorium is a Town of Argyle action covering one FM 407 corridor. Pecan Square sits in Northlake, Treeline in Justin, and Landmark in Denton, each with its own jurisdiction. Existing homes aren't affected, and the town is letting projects already in its pipeline continue, with exceptions like that 198-home development.

Pecan Square and Treeline sit on FM 407. Both communities are on the corridor covered by the Breakout and by the larger 11.5-mile widening, which Argyle wants scaled back to four lanes through town. Watch those decisions as closely as the I-35W money.

Landmark has its own clock. A full interchange at Robson Ranch Road/Crawford Road is on the funding list, and Denton County is already widening Robson Ranch Road ahead of H-E-B's opening. H-E-B told the Gazette in August it began hiring and hopes to open in late 2026, ahead of earlier reports pointing to early 2027. Hillwood's community FAQ still lists early 2027, so plan on a late-2026 to early-2027 window (Gazette).

Roads are the constraint, not demand. A county past 1 million residents, a town pausing applications, and a half-billion-dollar funding package all point the same direction. That is our read, not a forecast. Anyone promising you specific appreciation from road news is guessing.
