What does H-E-B at Landmark mean for buyers in Denton?
H-E-B announced in March 2025 that Denton’s first H-E-B would be built at Landmark by Hillwood, on more than 20 acres at the northwest corner of I-35W and Robson Ranch Road. The store is under construction at 7520 Robson Ranch Road, with an opening window of December 2026 to February 2027, and Hillwood says 2027. For buyers it’s a concrete convenience, a grocery store inside the community’s footprint. It doesn’t guarantee what homes will be worth, and H-E-B hasn’t said why it chose the site, so treat anything beyond the facts as interpretation.

What H-E-B Has Actually Done
In Dallas: in January 2025, H-E-B announced it had bought a roughly 10-acre site at the southeast corner of Hillcrest Road and LBJ Freeway for its first namesake store inside Dallas city limits. H-E-B already operates Central Market stores in Dallas, so the news was about the H-E-B format, not about the company’s first presence there.
In Denton: in March 2025, H-E-B announced the Landmark store. H-E-B has also owned land at West University Drive and Bonnie Brae Street in Denton since 2015, which is the site of the second Denton store.
H-E-B’s spokesperson described the Denton area as rapidly growing. H-E-B has not published the full analysis behind site selection, so any list of “what H-E-B was looking at” is our interpretation, not a statement from the company.
What the Landmark Plan Looks Like
Landmark is Hillwood’s $10 billion estimated build-out value, 3,200-acre master-planned community in Denton:
- About 6,000 single-family homes and 3,000+ multifamily units planned
- 1,100 acres of parks, trails, and wild spaces, anchored by Pilot Knob at roughly 830 feet
- Nearly 5 million square feet of planned retail, dining, hospitality, entertainment, and office space over time
- A resident population Hillwood estimates at 20,000 to 25,000 over two to three decades
- Phase 1: about 750 homesites, nine builders, prices from the high $300s to about $1 million; the first homeowners closed in June 2026
The same developer built AllianceTexas, which is home to 602 companies and 73,134 direct jobs, with $142.9 billion in cumulative economic impact since 1989. A track record isn’t a guarantee, but it’s relevant.
How to Weigh It as a Buyer
What it is: a full-size grocery store within the community’s footprint, and a retail anchor for the planned town center. For many buyers that’s a real daily-life convenience.
What it isn’t: a promise about prices. Whether a grocery store lifts nearby home values depends on many things, and anyone who tells you it will, by a specific amount, is guessing. We can’t promise appreciation at Landmark or anywhere else.
Questions worth asking:
- Which homesite am I considering, and how far is it from the store, the road, and the traffic it will bring? A store nearby can mean convenience and noise.
- What are the total costs? Landmark’s HOA is $1,600 a year, and the total tax rate is 2.704158%, including a 0.77% MMD. See our buyer FAQ.
- What’s built today? The store is under construction, schools are planned but not built, and the Timberview amenity center is expected late 2026. Buying early means living with construction.
- Does it fit my schedule? The opening window is a range, so don’t make plans that depend on a specific date.
What About Selling Later?
A nearby H-E-B may be a talking point for future buyers. Whether it adds value depends on the market when you sell. Don’t buy on the assumption that it will.
