Getting Started

Is Landmark open, and can I buy now?

Yes. Hillwood broke ground in November 2025, and Phase 1 is selling across nine builders: American Legend Homes, Coventry Homes, David Weekley Homes, Drees Custom Homes, Highland Homes, M/I Homes, Perry Homes, Toll Brothers, and Tri Pointe Homes. Models are open and the first families have closed. The Bennett family, whose story we told here, were the first homeowners, and the Sinclairs closed days later.

How much do homes cost?

Hillwood estimates new homes from the high $300s up to about $1 million, depending on builder, lot, and floor plan. Phase 1 lots include 40' rear, 45' front, 50' front, 60' front, 60' rear, 70' front, and 70' rear. Highland Homes starts around $503,990. Builders change pricing and incentives often, so confirm current numbers before you plan around them.

Which builder should I choose?

They differ on style, customization, standard features, warranty terms, energy efficiency, and incentives. We narrow the list by budget, timeline, and priorities, then compare floor plans and incentives side by side. Don’t choose from the model home alone, because models are loaded with upgrades. Ask what’s standard.

Should I buy an inventory home or build from scratch?

Inventory homes (finished or under construction) close faster and often carry the strongest builder incentives. To-be-built homes offer more customization but take longer and involve more decisions. We’ve bought seven homes ourselves, six of them new construction and five of those inventory, so we’ll give you the trade-offs from experience. The Sinclair family bought an M/I Homes inventory home at Landmark with negotiated builder incentives and closed in 69 days (their story).

Can investors buy new homes at Landmark?

No. New home sales in Hillwood communities are sold to owner-occupants only. After a home is occupied and later resold, normal resale rules apply.

Do I need my own agent?

The builder’s sales counselor works for the builder. Bringing your own agent typically costs you nothing extra, because builder compensation is already built into pricing. Here’s why it matters.

Location, Roads, and H-E-B

Where is Landmark?

At I-35W and Robson Ranch Road on the southwest side of Denton, across the highway from Argyle. Hillwood lists the community at 9018 Landmark Trail, Denton, TX 76207.

When will H-E-B open?

H-E-B is building Denton’s first store, at 7520 Robson Ranch Road on the northwest corner of I-35W and Robson Ranch Road, anchoring Landmark’s first retail center. H-E-B says its opening window is December 2026 to February 2027, and the company is hiring. Hillwood’s site says the store is coming in 2027. No grand-opening date has been announced, so don’t plan around a specific day. State filings describe a store of about 133,975 square feet with a fuel center and car wash. A second Denton H-E-B, at 2210 W. University Drive, is expected in late 2027. See our full H-E-B and Robson Ranch Road guide.

What’s happening with the roads?

Denton County and the City of Denton are widening Robson Ranch Road from four to five lanes between Sagehawk Drive and I-35W. The City of Denton manages construction. Notice to proceed was August 10, 2026, and work continues into early 2027. TxDOT’s 2027 program also lists a full interchange at Robson Ranch Road/Crawford Road as part of $555.4 million in I-35W funding. The segment around it is scheduled for fiscal years 2027–2030, and TxDOT expects the whole program to finish by 2036 (Gazette). Expect construction before the finished corridor. Our I-35W funding guide has the full breakdown.

How long is the commute?

It depends on your route and the time of day. Landmark is roughly 15 miles from AllianceTexas, and the drive to DFW Airport is longer. That’s workable for hybrid and remote schedules. If you commute five days a week, drive it at your real hours before you commit.

Schools and Lifestyle

What schools serve Landmark?

Denton ISD. Landmark residents are currently zoned to E.P. Rayzor Elementary School, Harpool Middle School, and Guyer High School, per Hillwood. Hillwood has set aside land for three on-site public schools, two elementaries and a middle school, with outdoor, nature-focused classrooms. None is built yet. Denton ISD acquired 63 acres on two sites inside Landmark, but Community Impact reports the district has no new school construction bonds planned, so timing depends on future bond elections. Zoning is by address, so confirm with the district before you buy. If an elite district is your top priority, compare Harvest (Argyle ISD) and Pecan Square (Northwest ISD) in our community guides.

What amenities does Landmark have?

Hillwood has preserved 1,100 acres, about a third of the community, as parks, trails, and wild places, anchored by Pilot Knob at roughly 830 feet. At full build-out, Hillwood plans 41 community parks, a 300-acre park and entertainment district, and 35 miles of trails. The first amenity center sits on the hilltop among heritage oaks and includes a resort-style pool, observation tower, amphitheater, community hall, event lawn, pavilion, food truck park, and HOA offices, with three parks in the first phase. Confirm current opening status with your builder or Hillwood, since timing has shifted before.

Costs

How much are the HOA dues?

Landmark HOA dues are $1,600 per year, paid in two semi-annual installments of $800. That works out to about $133 a month. The dues maintain neighborhood parks, trails, and other amenities. They do not cover front yard maintenance. Hillwood publishes details at landmarkresidents.com.

What is the property tax rate?

The local tax rate at Landmark is the total of four separate taxes, 2.704158% per $100 of assessed value:

  • Denton ISD: 1.152800%
  • Municipal Management District (MMD): 0.770000%
  • City of Denton: 0.595420%
  • Denton County: 0.185938%

The MMD is a district tax that helps fund community infrastructure, which is why the total runs higher than in a typical city subdivision. All taxes are collected by Denton County, and rates change, so verify the latest with the county tax office at (940) 349-3500.

An illustration, not a quote: at 2.704158%, a $500,000 home carries about $13,521 a year in taxes before exemptions. Texas voters raised the school-district homestead exemption to $140,000 in November 2025, which on its own trims roughly $1,614 a year at Denton ISD’s rate. You file for it after closing. We’ll run a full monthly payment with you for your specific home.

Who are the utility providers?

Per Hillwood: the City of Denton provides water, sewer, trash, and electric. Centric provides gas and full-gigabit fiber internet, listed at $65 a month.

The Decision

How does Landmark compare to Robson Ranch?

Robson Ranch next door is a 55+ community that has been building since 2002, with homes from the $430s to $1M+ and a 27-hole golf course. Landmark welcomes all ages and offers nine builders. We break it down in Landmark vs. Robson Ranch.

How do Landmark’s costs compare with other Hillwood communities?

Landmark’s HOA is $1,600 a year and its tax rate is 2.704158%. Pecan Square’s HOA runs $2,260 to $7,060 with a 2.430038% rate, Harvest’s HOA runs $2,150 to $2,570, and Treeline’s HOA is $1,970 with a 2.477385% rate. See our Hillwood corridor comparison.

Should I buy in Phase 1 or wait?

Phase 1 gives you the widest lot selection, homes you can walk through today, and earlier amenity access, along with years of construction around you. Waiting lets you see more of the community built, but premium lots go first, and pricing and incentives can change as phases open. We can’t promise appreciation either way, and we’ll tell you honestly when a lot or timeline doesn’t fit.

How long will construction last?

Hillwood says Landmark will be developed over the next 15+ years, so plan on construction around you for a long time. That’s typical of large master-planned communities. Harvest has been building since 2013 and is still finishing.
