Tennessee to Texas, Part 3: Closing Day

They bought their first Texas home without ever walking through it. On September 29, 2026, they walked through the front door as homeowners.

Moving from Tennessee to Texas, this family bought a new construction home with Tri Pointe Homes at Landmark by Hillwood in Denton, TX, sight unseen. Theirs was the very first Tri Pointe contract written at Landmark.

Miranda Realty Team represented them from the first email to the final signature. This is the third chapter of their Tennessee to Texas story, and the one they had been waiting for.

How the Journey Started

It started with an email from Tennessee. A career move was bringing this family to DFW, and they had already done their homework. They had watched our YouTube videos on Landmark by Hillwood and knew the Alliance Corridor was where they wanted to be.

They wanted a family-friendly community with a slower pace, easy access to Highway 114, and a chance to get in at the beginning of something new. Landmark checked every box, including its closeness to Denton and the future H-E-B.

In March 2026, they signed the very first contract to build with Tri Pointe Homes at Landmark by Hillwood. It was also our team's second contract in the community. The family celebrated remotely from Tennessee while we stood on their empty lot with Pierre, Tri Pointe's community manager, to mark the moment. They were trusting God with their next chapter, and they trusted us to walk it with them.

Sight Unseen Becomes Seen

In May 2026, we met the family face to face for the first time. Until that day, everything had happened by phone, email, and video.

We walked the Tri Pointe model home together, then walked their homesite before the foundation was poured. Then we showed them what sits just behind their future backyard: the dock and the lake. That was the day sight unseen became seen.

Buying from another state takes trust. It also takes an agent who can be your eyes on the ground, from lot selection to every construction milestone in between.

Scripture in the Walls: The Pre-Drywall Inspection

In June 2026, we returned for the pre-drywall inspection. This is the last chance to see a home's framing, wiring, and plumbing before the walls close in, and we never let our buyers skip it.

We also filled that framing with intention. We wrote scripture on the studs and covered the walls in words of affirmation. The family marked their son's height in the framing of what would become his bedroom. Our daughter Emma wrote "Welcome to Landmark" with a heart around the word "Texas."

Those walls are finished now. But underneath the paint, every verse is still there.

Closing Day: Keys in Hand

On September 29, 2026, the family signed their final documents at the title company. Then they drove to Landmark, turned the key, and stepped inside their first Texas home.

The lot they once saw only on a screen is now their front yard. The framing they filled with scripture is now the walls of their home. And the family those words were written for finally came home.

Welcome home. We are so honored God let us be part of this chapter.

Frequently Asked Questions

Can you buy a new construction home in Texas sight unseen?
Yes. This family signed their Tri Pointe contract at Landmark by Hillwood from Tennessee before ever seeing the community in person. A local buyer's agent can walk lots, attend builder meetings, and document construction milestones on your behalf.

How long does it take to build a new home at Landmark by Hillwood?
Every build is different. For this family, contract to closing took about seven months, from March to September 2026.

What if I can't wait for a new build?
Look at quick move-in homes. Builders call them inventory homes, spec homes, or move-in ready homes: new construction that is already under way or finished. Depending on where the home is in construction, you can often close in 30 to 90 days instead of waiting months for a build. Many come with builder incentives, too. See how one family got more house for their money with an inventory home at Pecan Square.

What is Landmark by Hillwood?
Landmark by Hillwood is a master-planned community in Denton, Texas, developed by Hillwood. It sits in the I-35W Alliance Corridor of North Texas.

Should I use a realtor when buying new construction from out of state?
Yes. The builder's sales team represents the builder. Your own agent represents you, from contract review and the pre-drywall inspection through the final walkthrough and closing. In most new construction purchases, the builder pays the buyer's agent commission.

What is a pre-drywall inspection?
It is a walkthrough of a new home after framing, electrical, and plumbing are installed, but before the drywall goes up. It is the last chance to see what will be hidden inside the walls.
