From California to Texas: How a Remote Buyer Purchased a Move-In Ready Home in Justin, TX

A real relocation story from Southwest Denton County, and what it means for out-of-state buyers moving to Argyle, Denton, Flower Mound, Justin, and Northlake
Edson Miranda

Can you buy a home in Texas from out of state?

Yes. Pat, a buyer relocating from California, bought a move-in ready D.R. Horton home at Lonestar at Liberty Trails in Justin, TX. He signed the purchase agreement and secured financing before ever seeing the home in person, then closed remotely from California. Miranda Realty Team handled every step on the ground, from the first phone consultation to a home that was ready for him on move-in day.

Moving from California to Texas, without the guesswork

Relocating across the country is a big decision. You're choosing a new city, a new community, and a new home, often from more than a thousand miles away.

That's where Pat was when friends of ours, Travis and Jen, connected him with our team. He was ready to move from California to North Texas, but he couldn't fly in for weekend after weekend of showings. He needed someone he could trust to be his eyes, ears, and boots on the ground.

Here's how we did it, step by step.

Step 1: A thorough buyer consultation by phone

Every relocation starts with understanding the person, not the property. We talked through Pat's budget, timeline, lifestyle, commute, and what he wanted from his next home.

Because our team specializes in new construction and master-planned communities along the I-35W Alliance corridor, we already knew which communities could fit. We pointed Pat toward three of them.

Step 2: Choosing the right community

After weighing all three, Lonestar at Liberty Trails by D.R. Horton in Justin, TX quickly became the clear choice for Pat's needs.

Step 3: Touring move-in ready homes over FaceTime

We focused on move-in ready inventory homes. An inventory home is a new construction home that is already built or nearly finished, so the price, finishes, and layout are set. That makes it a strong fit for out-of-state buyers. What you see on video is what you get, and you can move in on a predictable timeline.

We toured homes together live over FaceTime. We also shot extra walkthrough videos so Pat could review every room, finish, and detail on his own time. After a handful of homes, God revealed his next one.

Step 4: A step of faith

Pat took a big step of faith. He signed the purchase agreement before he had seen the home in person. We worked through his financing options remotely, too.

Only after everything was secured did Pat fly in to walk the community and see his new home for the first time.

Pat's path isn't the only way to do it. Every buyer and every situation is different. In many cases, once we've identified the right home, you can make travel arrangements to see it in person before signing a purchase agreement. We'll build the plan around what you're comfortable with.

Step 5: Closing remotely from California

Pat didn't need to be in Texas to close. We coordinated a remote closing, and he signed from California. When he was ready to make the move, his home was prepped and ready for him to walk in.

The results

  • A move-in ready new construction home
  • New home perks from the builder
  • A below-market interest rate
  • Closing costs paid

What a blessing. Thank you, Jesus. And thank you to Travis and Jen for trusting us with their friends and family.
