What is MP Materials building in Northlake?
MP Materials is building “10X,” a rare earth magnet manufacturing campus on a 120-acre site in Northlake, Texas, within Hillwood’s AllianceTexas development. The company announced the site on February 26, 2026, with an investment of more than $1.25 billion and more than 1,500 planned direct manufacturing and engineering jobs. MP says it has broken ground, construction is underway, and commissioning is targeted for 2028. The effect on local housing is unknown, and we can’t predict prices, but it’s worth understanding what’s confirmed and what isn’t.

What is MP Materials, and why do rare earth magnets matter?
MP Materials operates the Mountain Pass rare earth mine in California, which it describes as the only active rare earth mine in the United States, and has built magnet manufacturing at its Independence facility in Fort Worth.
Rare earth magnets (neodymium-iron-boron, or NdFeB) are among the strongest permanent magnets available. They’re used in defense systems like fighter jets, electric vehicle motors, wind turbines, MRI machines, hard drives, robotics, and electronics. The U.S. Geological Survey reported that the U.S. produced about 45,000 metric tons of rare earth oxide in 2024, compared with about 270,000 for China, and industry estimates put China’s share of global magnet manufacturing very high. That dependence is why the federal government has invested in domestic production.
The Department of Defense Partnership
In July 2025, MP Materials announced a partnership with the U.S. Department of Defense. According to MP, it includes:
- A $400 million preferred equity investment from the Department of Defense, making it MP’s largest shareholder
- A $150 million loan for heavy rare earth separation at Mountain Pass
- A 10-year price floor of $110 per kilogram for NdPr oxide
- A 10-year offtake commitment for 100% of 10X’s magnet output
MP also announced financing commitments of about $1 billion from JPMorgan Chase and Goldman Sachs for 10X, and a separate agreement with Apple for $500 million of American-made magnets. These are MP’s statements, and terms can change. See MP’s announcements for details.
The Northlake Site
MP selected the 120-acre site following a national site evaluation led by CBRE. The land is in AllianceTexas, and Hillwood sold it to MP. Hillwood’s chair, Ross Perot Jr., described the project as a competitive win for North Texas, and Northlake’s mayor said the town is excited about the investment.
Local incentives (approved January 2026):
- Northlake: a 10-year, 50% property tax abatement within a special financing district, and a Chapter 380 agreement that adds a construction sales-tax rebate and up to $1 million in job-creation grants
- Denton County: a 10-year, 50% abatement on real and personal property taxes, capped at $9.3 million, which required at least 1,000 full-time jobs at an average annual salary of $74,315
MP’s own plan is for more than 1,500 jobs, which exceeds the county’s minimum. Those salary figures are a contractual average for the required jobs, not a forecast of what any worker will earn or spend on housing.
What Happens Next
- Done: local incentives approved (January 2026); site and project announced (February 26, 2026); site purchased (April 2026); MP reports it has broken ground
- Now: construction and equipment procurement
- 2028: commissioning targeted, with hiring expected to phase in as the facility approaches operation
- Later: MP says capacity could grow, but no expansion has been confirmed
Construction timelines and ramp-up can change. If you want to follow the project, watch MP Materials’ quarterly reports and local coverage from the Cross Timbers Gazette and Denton Record-Chronicle.
What Could This Mean for Real Estate?
A project this size matters for the I-35W corridor. Here’s what we can say, and what we can’t.
What it could mean:
- Housing demand. More than 1,500 direct jobs could bring new residents to Northlake, Argyle, Denton, Justin, Flower Mound, and nearby communities. Where employees choose to live depends on their budgets, schools, commutes, and timing, and hiring will phase in over several years.
- Construction workforce. The build itself requires workers, some of whom may need temporary housing during construction.
- Commercial and industrial interest. Suppliers and service providers may look for space near the campus. Which ones, when, and where is unknown.
- Tax base. The abatements cover 50% for 10 years, so the town and county receive partial revenue while the project ramps.
What we can’t say:
- Prices. We can’t promise that the plant will raise home values, rents, or land prices. Employer announcements affect markets differently, and rates, inventory, and the broader economy matter too.
- Timing. Hiring and relocation may lag the 2028 commissioning date.
- Which communities. We can’t predict which neighborhoods will benefit.
If you’re watching this market:
- Buyers: base your decision on your budget, timeline, and the home, not on one announcement. See our new construction guide and Alliance Corridor community comparison.
- Sellers: proximity to major employers can matter to relocating buyers, but it’s one factor among many. We can look at your home’s specific position.
- Investors: do your own research, and talk with a lender and advisor. We’re real estate professionals, not financial advisors.
