Prices and fees change, so verify them with the builder and community before you budget.
When you’re relocating to North Texas and space matters, not because you need farm acreage or livestock, but because you’ve worked hard to afford a premium lifestyle, the standard 40 to 50-foot lot may not fit what you want.
You might want privacy from neighbors, a home office that isn’t cramped, an outdoor area for hosting, a three-car garage, a workshop, or a pool without feeling like you’re in your neighbor’s backyard. This isn’t about becoming a rancher. This is about living well.
The Alliance Corridor in Denton County combines larger lots with master-planned amenities, in reach of employment centers like Alliance Airport, DFW Airport, and the I-35W distribution corridor.
But not all “large lot communities” deliver the same space. A 60-foot lot is larger than a 50-foot one, but after your house, driveway, and setbacks, how much usable outdoor space do you actually have? This guide organizes the options by actual lot size.
Why Large Lots Matter
- Privacy and personal space. If your work schedule is demanding, distance from neighbors and buffers from community noise can matter.
- Home office and workspace. Hybrid schedules are common, and a larger lot can allow a detached office or workshop, subject to HOA approval.
- Outdoor entertaining. Outdoor kitchens, fire features, pools, and lawn space need room.
- Vehicles and storage. Three-car garages, RV parking, and workshops need room too.
- Resale and scarcity. Larger lots in master-planned communities near employment centers are less common than standard lots, which can help resale, but we can’t promise appreciation in any community.
Understanding Lot Sizes: What You’re Actually Getting
The figures below are illustrative estimates, not measurements. Actual house footprints, setbacks, and usable space vary by plan, community, and lot shape.
Lot | Typical dimensions | Total size | Reality check |
|---|---|---|---|
60' | 60' × 100'–120' | About 6,000–7,200 sq ft | Larger than a standard 50' lot but still a suburban backyard; room for a pool or an outdoor kitchen, not both with a generous lawn |
70' | 70' × 110'–130' | About 7,700–9,100 sq ft | Premium suburban; room for a pool with deck, an outdoor kitchen, and lawn |
80' | 80' × 120'–140' | About 9,600–11,200 sq ft (about 0.25 acre) | Approaching a quarter-acre; room for a detached workshop, with HOA approval |
100' | 100' × 130'–150' | About 13,000–15,000 sq ft (about 0.33 acre) | A true premium lot with genuine side-yard buffers |
Half-acre | Varies | 21,780 sq ft | Where estate living begins; room for multiple outbuildings, with approval |
One acre | Varies | 43,560 sq ft | Legitimate acreage within a master-planned community |
1+ to 2 acres | Varies | 43,560–87,120+ sq ft | Estate living; neighbors feel distant |
Important: HOA Restrictions
All communities in this guide have HOAs. That means maintained amenities and common areas, plus restrictions:
- Livestock: typically prohibited, even on large lots.
- Outbuildings and workshops: typically need architectural approval; size, placement, and finishes are reviewed.
- Fencing: height, material, and placement are regulated.
- RV and boat storage: rules vary by community, often with screening or covered-storage requirements.
- Exterior changes: paint, roofing, and landscaping often need approval.
Before you buy any lot, review that community’s HOA guidelines to make sure they fit your intended use.

Decision Framework
- Pick your lot size. Upgraded outdoor space (60'–70'), near-quarter-acre (80'–100'), or estate (half-acre and up).
- Pick your school district. Northwest ISD, Argyle ISD, and Denton ISD serve different communities.
- Check availability. Pecan Square, Harvest, Creek Meadows West, Landmark, and Furst Ranch High Plains have homes available now. Furst Ranch estate neighborhoods don’t yet.
- Check total costs. Compare HOA dues and tax rates, not just prices.
- Test your commute. Drive your real route at your real hours to Alliance Airport, DFW Airport, or your warehouse.
- Read the HOA rules for anything you plan to build.
Frequently Asked Questions
What’s the difference between a 70-foot lot and a half-acre lot? A 70-foot lot is roughly 7,700–9,100 square feet. A half-acre is 21,780 square feet, so you have far more usable land after the house and driveway. It’s the difference between premium suburban and estate-scale outdoor living.
Can I have horses on a half-acre lot in these communities? No. HOAs in these communities typically prohibit livestock, even on larger lots. If livestock is a requirement, you’ll need land outside a master-planned community.
Which community has the largest lots available now? Creek Meadows West has one-acre lots. Pecan Square has half-acre estates in their final opportunities. For 100-foot lots, look at Pecan Square and Harvest resale.
Is Furst Ranch estate acreage available now? No. High Plains (50'–80' lots) is selling now. The half-acre to 2+ acre neighborhoods are future phases without announced timelines.
Which communities have Argyle ISD? Furst Ranch (entire community) and Harvest (by lot, with Northwest ISD for others).
Can I build a detached workshop on a 70-foot lot? A small one might fit, subject to HOA approval and setbacks. For a serious workshop, a half-acre or larger lot is a better fit.
Do all these communities have HOA fees? Yes. HOA dues cover common areas and amenities, and amounts vary by community.
