Mosaic is a 760-acre master-planned community in Celina, Texas, about one mile from the Dallas North Tollway, developed by Tellus Group, the team behind Windsong Ranch. Highland Homes builds on 40', 50', 60', and 70' lots, with homes from the $470s on 40' lots to over $1 million on 70' lots. Mosaic is zoned to Prosper ISD, HOA dues are $148 a month for homes, and Mosaic lists a total tax rate of about 1.98%. Celina was the fastest-growing U.S. city with 20,000+ residents in the Census Bureau’s 2025 estimates.
We spent a day at Mosaic touring five Highland inventory homes, from the 40-foot lots up to the 70-foot lots, plus the model home. Here’s what we saw.

Who’s Building Mosaic, and What Has It Won?
Mosaic comes from Tellus Group, the developer behind Windsong Ranch, which Tellus calls the most award-winning master-planned community in North Texas. Mosaic has already won on its own:

Tellus was also named 2026 Developer of the Year at the McSAM Awards. The River, Mosaic’s $20 million amenity complex, is the community’s social hub. The community is designed around nature, with 100+ acres of open space and parks, trails throughout, and every home within a five-minute walk of a greenway or park, per Mosaic.
Highland Homes at Mosaic: Prices, Sizes, and What We Toured
Highland describes itself as the largest private homebuilder in Texas and 100% employee-owned. At Mosaic it builds on four lot sizes. These are starting prices from Highland’s site and Mosaic’s builder page as of October 30, 2026, and they change often:

We toured homes on the 40', 50', and 70' lots, and the 40-foot homes were the biggest surprise of the day. They don’t feel like starter homes at all. The 50-foot plans had some of our favorite kitchen layouts, and the 70-foot homes are genuinely spacious, easily living up to their price point.

- Tradition Homes: 70' lots from the high $800s, 3,500–5,000+ sq ft
- Cadence Homes: townhomes from $392,990, 1,749–2,269 sq ft

With that many builders, you can compare a townhome, a starter-friendly single-family lot, and a 70-foot homesite within one community.
What Does It Cost to Live at Mosaic?
HOA dues: $148 a month for homes (about $1,776 a year) and $438 a month for townhomes, per Mosaic.
Property taxes: Mosaic lists a total tax rate of about 1.98% per $100 of assessed value. Rates reset each year, and it was listed at 2.04% in early 2025, so verify the current rate before you budget. At 1.98%, a $600,000 assessed value carries about $11,880 a year in property taxes before exemptions. That’s an illustration, not a quote.

Mosaic’s amenities include:
- Lazy river and pool complex (Highland’s pages describe two amenity centers with pools and a lazy river)
- Event lawns, fitness facilities, outdoor grilling, and lounge areas
- A fishing lake with a pier
- Hike and bike trails and 100+ acres of open space and parks
- A kids’ creative play area and adventure structures
- A sand volleyball court
- Neighborhood firepits
- The Treehouse (coming soon)
Some amenities are still being finished, so confirm what’s open before you plan around it.
Schools: Prosper ISD
Mosaic is zoned to Prosper ISD, with an on-site elementary school. Highland lists Virgie Smothermon Elementary, Moseley Middle School, and Richland High School for 2025–26. Zoning is by address, so confirm with the district.
Niche’s 2026 rankings give Prosper ISD an A overall grade, #26 among Texas districts, and #12 in the Dallas-Fort Worth area, with a 98% graduation rate.
Why Celina?
Celina is the fastest-growing city in America among cities with 20,000+ residents. The Census Bureau’s 2025 estimates (released May 14, 2026) show it grew 24.6% in a year to 64,427 residents, and it also topped the list in 2023. That growth is a reason to look at communities like Mosaic. It also means construction, traffic, and infrastructure catching up, so visit at your real commute hours.
