We Toured Highland Homes at Mosaic in Celina, TX — Here's Everything You Need to Know
Paige and I spent a day recently at Mosaic, a new master-planned community in Celina, Texas, touring five inventory homes with Highland Homes — everything from their 40-foot lots up to their spacious 70-foot lots, plus the model home. Between the homes themselves, the community's amenities, and a genuinely surprising growth statistic, it's a community worth putting on your radar even if you haven't heard of it yet.
Here's what we saw, what it costs, and why this particular corner of North Texas is getting so much attention right now.
Where Is Mosaic, and Who's Building It?
Mosaic is a 760-acre master-planned community located in Celina, Texas, about one mile from the Dallas North Tollway. It's developed by Tellus Group — the same developer behind Windsong Ranch, widely regarded as the most award-winning master-planned community in North Texas. That pedigree shows: Mosaic has already picked up three awards of its own, including the 2026 McSAM Award for Master-Planned Community of the Year, Best New Amenity for its amenity complex "The River," and a 2025 Golden Nugget Award for Best Amenity.
The community is designed around a strong connection to nature, with over 100 acres preserved as open space and parks, and a network of trails threading throughout.
What's It Like to Live There? The Amenities
Mosaic includes two separate amenity centers, each featuring resort-style pools and a lazy river, along with:
- A fishing lake with piers
- Miles of hike and bike trails
- A kids' creative play area and adventure structures
- A sand volleyball court
- Neighborhood firepits
- Indoor and outdoor event and gathering spaces
- A fitness center

Highland Homes at Mosaic: What We Toured
Highland Homes — Texas's largest private, 100% employee-owned homebuilder — is building across multiple lot sizes at Mosaic. Here's a breakdown of what's currently available:

We toured homes across the 40s, 50s, and 70s, and honestly, the 40-foot homes were the biggest surprise of the day — they don't feel like starter homes at all. The 50-foot plans had some of our favorite kitchen layouts, and the 70-foot homes are genuinely spacious, easily living up to their price point.

Highland Homes isn't the only builder shaping this community. Mosaic includes several respected North Texas builders across a range of lot sizes and price points:

Mosaic falls within Prosper ISD, which carries its own strong reputation — a Niche.com "A" overall grade, ranked #26 out of 876 school districts in Texas, with a 98% graduation rate and testing performance in the top 10% of public schools statewide. There's already an elementary school on-site within the community, with additional middle and high school sites planned nearby.
Why Celina, Specifically?
Here's the stat that really got our attention: Celina, Texas is currently the fastest-growing city in America, according to the U.S. Census Bureau's 2025 population estimates — growing 24.6% in a single year. It's not the first time Celina has held that title, either; it topped the same list back in 2023.
That kind of growth doesn't happen by accident. It reflects a broader trend across North Texas, where Dallas-Fort Worth cities dominate national rankings for real estate markets and livability. For buyers, it's worth paying attention to — communities like Mosaic are getting in early on a market that's clearly still accelerating.
Is Mosaic Right for You?
Mosaic sits outside our usual Alliance Corridor footprint (Argyle, Northlake, Denton, Justin, and Flower Mound), but this stretch of North Texas isn't unfamiliar to us personally. One of the seven homes we've owned over the years was in Little Elm, zoned to Frisco ISD — and Paige actually graduated from the original Frisco High School, back when the district only had one. We know this corridor, and we're glad to help buyers evaluate it with the same care we bring to our core markets.
