Two homes on the market this summer both say "Argyle, TX 76226" at the top of the listing. Both are Argyle ISD. Both are around 3,400 square feet, both built after 2018, both priced within $15,000 of each other. One will cost the owner roughly $5,000 more a year to hold, sit in a different middle school feeder starting in August, and appreciate on a different curve for the next decade. Nothing on the MLS sheet tells you which one is which.
That is the friction worth pricing before you write an offer. The 76226 ZIP code and the Argyle ISD boundary are not the same thing as the Town of Argyle, and the gap between them is where most of this year's negotiating room lives.
The address is doing more marketing work than governing work
The Argyle ISD boundary covers the majority of Argyle plus portions of Bartonville, Denton, Flower Mound, and Northlake. Canyon Falls alone spans three of those towns. Harvest sits between Argyle and Northlake. Furst Ranch, the 2,300-acre master plan at US 377 and Cross Timbers Road, is mostly inside Flower Mound but zoned entirely to Argyle ISD.
An "Argyle" mailing address in 76226 can therefore mean any of the following:
- Town of Argyle proper. Median sale price sits near $765,000 in early 2026 with a small pool of active listings.
- Argyle ETJ (the town's extraterritorial jurisdiction). No city tax, but MUD or PID assessments usually replace it.
- Town of Northlake portion. City tax plus, in some sections, a Water Control and Improvement District overlay.
- Town of Flower Mound portion. City tax at Argyle ISD's rate, most neighborhoods without special-district add-ons.
- Town of Bartonville portion. Larger lots, different city services, its own rate.
The published 76226 median as of mid-2026 is around $599,000 with roughly a thousand sales in the trailing year. HAR's July 2026 average for the same ZIP is $920,988 at $251 per square foot. Both numbers are correct. They describe two different markets sitting on the same postal map, and the gap between them is almost entirely a jurisdictional story.
The tax overlay you cannot see from the curb
The clearest place to see this is Canyon Falls, the 1,199-acre community that touches all three cities. Property tax rates inside a single subdivision range from about 2.25% in the Flower Mound sections up to roughly 2.8% in the Northlake sections with WCID overlays. On a $700,000 home, that spread is worth about $3,850 a year forever.
Zoom out to the broader 76226 picture and the effective total property tax rate combining county, city, ISD, and any special district typically lands between 1.8% and 2.5% of assessed value. On the same $700,000 home, that is $12,600 on the low end and $17,500 on the high end before homestead exemptions.

The listing does not show you which row you are in. The Denton Central Appraisal District record does, and it is the first document to pull once a home clears your shortlist. A community that appears $10 per square foot cheaper than the neighbor across the county road can be $5,000 a year more expensive to own for the next thirty years.
The August 2026 rezoning is a mid-year comp reset
Argyle ISD is not a static footprint. The board approved a new attendance zone plan in December 2024 that begins for middle schools in fall 2026 and for high schools in fall 2027. In plain terms, homes east of Highway 377 feed the US 377 middle and future high school campuses, and homes west of 377 feed the new Scott Gibson Middle School on FM 407 and Argyle High at Canyon Falls. A late amendment pulled the Bonnie Brae Road and Vintage Boulevard area into the east zone.
Three things follow from that calendar:
- The comp window matters more than usual right now. A home that closed in April under the old feeder pattern is not directly comparable to the same floor plan closing in September under the new one, even on the same street grid.
- The 2027 high school transition sits inside most buyers' hold horizon. The current Argyle Middle School on US 377 is scheduled to become the second high school, sharing space with Argyle Legacy HS opening in 2028. Homes east of 377 will feed that campus.
- Sellers on the border streets are already re-underwriting. Listings that quietly reference "zoned to" language without naming a specific 2026 campus are usually hoping you will not check the finalized district map. Check it.
None of this is a ranking claim. It is a supply and demand claim. Buyers pay differently for a known-feeder home in a district that just published a new map, and the price discovery happens over the six-month window straddling the August opening.
Furst Ranch and H-E-B are pulling forward-value east
The other lever repricing 76226 this year is not built yet. Toll Brothers announced its Furst Ranch community on February 11, 2026, with 70- and 80-foot home sites, plans from 3,089 to 5,967 square feet, and a summer 2026 sales opening. Shaddock, Coventry, David Weekley, and Drees are all sequenced behind them. Argyle ISD purchased 35 acres inside Furst Ranch for $9.6 million using 2022 bond funds, with an option on 15 more, for future school facilities on the Flower Mound side of US 377.
Grocery arrived in the deed records too. H-E-B acquired roughly 23 acres at the northeast corner of US 377 and FM 1171 in June 2025. A first-in-market H-E-B at that intersection is the kind of anchor that reprices everything within a three-mile radius, and it is a fact your resale buyer in 2029 will already know.
What this means for a 2026 purchase decision: the east side of 377 has two dated catalysts on its horizon. The west side has the new middle school. Any comp analysis that treats "Argyle" as one market is going to miss both.
What a $700,000 budget actually buys once you sort the map
Same budget, four honest options in the same ISD:
- Argyle proper resale on a larger lot. Fewer amenities, no HOA to speak of in many pockets, straightforward tax bill, thinner active inventory. You are buying the land and the school district.
- Canyon Falls, Flower Mound section. Amenities included, Argyle ISD zoning, tax rate near the bottom of the WCID/no-WCID spread, quarterly HOA of $608 in 2026 covering base, front-yard maintenance, and Frontier internet and cable.
- Canyon Falls, Northlake section. The same trails and pool, WCID overlay pushing effective taxes closer to 2.8%, generally newer builder stock. Effectively a $3,000 to $4,000 annual amenity subscription baked into the tax bill.
- Harvest or an Argyle ETJ MUD community. Base pricing that starts materially lower, MUD/PID that closes most of the gap over a ten-year hold. Builder upgrade packages routinely add 10 to 25% on top of the base.
The right choice is not the same for every buyer. But the choice is not really between four "Argyle" houses. It is between four different tax overlays, three cities, two school feeders, and one incoming grocery anchor.
Where the transaction friction actually lands
A few practical items your inspection and title work will surface. The first is the appraisal district record; MUD, PID, and WCID lines appear as separate assessments, and the estimated tax on the MLS often does not include the full stack. The second is the disclosure of any special-district bonds and their remaining term; PIDs commonly run 20 to 40 years and can be paid off in a lump sum at closing if you want to. The third is the HOA capital contribution and transfer fee, which sits outside the quarterly dues and can add four figures to your cash to close.
Bring the tax overlay into your offer math before you fall in love with a floor plan. A $10,000 price concession that a seller resists is often smaller than a rate buydown that lowers the same monthly payment, and both are smaller than the annual tax delta between two neighborhoods a mile apart.

Does an Argyle mailing address guarantee Argyle ISD zoning?
No. The postal address is set by USPS. School attendance is set by the district's finalized boundary map. Some 76226 addresses feed Northwest ISD, and inside Canyon Falls specifically, both districts serve different sections. Verify the specific address against the current AISD boundary before you tie zoning to price.
If prices are softening county-wide, why are Argyle listings still moving?
Denton County median sale prices were down about 4.2% year over year in mid-2026 with median days on market near 58, and roughly 58% of active listings had a price drop. Inside 76226, homes zoned to premium feeders and priced against current comps rather than 2022 comps continue to close in weeks. The softness is real; it is not evenly distributed inside the ZIP.
Is it better to buy inside a new master plan now or wait for Phase 2?
Financially it is a tradeoff. Phase 1 buyers usually get the best lots and the lowest base prices, but they also live inside active construction for years. Phase 2 buyers pay more per square foot and lose lot selection, in exchange for a mostly finished streetscape. Furst Ranch's earliest deliveries are late 2026 or 2027, which is a decision you can defer without missing the window.
How much of the MUD or PID assessment can I negotiate away?
The assessment itself is fixed by the district, not by the seller. What you can negotiate is who pays the PID lump-sum payoff at closing, whether the builder covers a rate buydown that offsets the higher monthly carry, and whether the design center overage gets absorbed. Those levers are usually worth more than an equivalent price cut.
